We did have one tenant that lost her job and was unable to make rent payments. 

Ask local law enforcement who the trouble makers are. 

The point I am making is the decision the GP makes is circumstantial and very specific to the fact pattern of their particular deal and to tie back to my first post in this thread, who that decision maker really is is important. 

And if the masses don't, then I'd bet on something breaker sooner than later which would then make rates change earlier.

These would be very primitive and it's not like it would be a big money maker it's just going to take another 20 years to build on it and this is about the only use we've come up with. 

In my mind, that is quite a difference maker. 

I use MLS rental comps to make rent estimates.
