Right now it’s 4.5-4.625 for owner occupied so add around 1 percent to that and that’s what you get.Rates are based on the treasury rate and the fed has been raising that recently and will continue to do that this year and next year.By end of next year I expect rates for investor loans to be around 7 percent.

don't forget, you can have negative returns in real estate.Keep an eye on u.s. treasuries, as the benchmark 10 year is expected to continue to go up,and if the market is still intact after 4%, then you can feel pretty confident that this is sustainable. 

There are over 100 points in the new tax law that specifically says that Treasury needs to issue Regulations on it (which is not a fast process). 

The 10 yr treasury yield which most closely tracks 15 yr mortgage rates and 30 yr increases has moved up a bit but I still think the odds are more in your favor that there won't be a HUGE move by May 30th.
