So there is demand but there isn’t much speculative foreign money or local cheap debt artificially propping the market.People who have been complaining that there are no opportunities to be found in real estate over the last few years keep looking only in the wrong overpriced markets which, by definition, are subject to a huge potential correction at some point.Sadly, too many investors seem to totally misunderstand the concept of risk and are in for a rude awakening at some point.

While the long time players may be fine, I think 'new' people trying to jump in might be in for a rude awakening since as everyone states, you screw up your first deal and you probably used up most of your resources getting that deal.

They had recently done a flip in Texas where building standards are very different than Illinois, Chicago in particular, so their frame of reference was rural Texas pricing, which meant they were in for a rude awakening because they weren't going to get the rehab they wanted within their budget.
