I wanted to get your opinion on the various property management software / online portals. 

I would suggest with property management that you only need to monitor your owner portal.

Some work that comes to my mind is:1) Managing tenants to get rent paid2) Diagnosing a repair issue and getting the right team to make the fix3) Fielding messages from prospective tenants on advertised rentals4) This list goes on...I've found a company that automates rent collection and income/expense tracking for free, but I'd like to replace my property management portal altogether and feel I'm only half way there (certainly a tenant facing chat bot would close the gap).

You can get that for free from the IRS for gods sake, online platinum portal?

Do they offer an owner portal?

- How do you vet tenants (screening criteria), marketing, tenant portal access set up once approved and moving in, etc.?

There are hiccups if the landlord hasn't completed their end of the paperwork or requirements through the online portal but nothing that was a crazy delay. 

Still wouldn’t recommend choosing an agent from those portals, most specialize on Mexican or Latin buyers and might not be fully bilingual or aware of the buying process for foreign investors.
