What are your best tips for screening tenants, especially for student renters?

10 years ago my property was 90% VRBO, 10% Airbnbsame property 10 years in using both,now it's 90% Airbnb, 10% VRBOsame property, same pictures on both sites, etc.

you have to learn land entitlement. we identified a site today for hotel development that was an 18000 sq ft lot.

There are a few options(1)You can get connected with the larger wholesaler firms in the area (2) go through PCPAO site and skiptrace the buyers of similar properties as yours, (3) hunt down the agents involved in the sale of properties similar to yours or go to local REI meetings and pitch it to the investors there. 

Is there any good resource with links to the relevant sites in particular states/counties?

I’d greatly appreciate any advice, tips, or insights you could share—especially if you’ve done something similar.

I'm on a call now and they same decent and honest, but some reviews on here and other sites are a bit concerning.

It can help build some incredible relationships and really learn some great tips from the pros!
