Adding square footage is ALMOST always a good ROI. 

The "Property Information" listed the correct year built, number of bedrooms and bathrooms, and square footage.

Many agents are lazy and do not take the time to add photos that illustrate unique characteristics, incorrectly add the unit numbers, bedroom count, or fail to verify the square footage that could be greater than the public records the MLS autopopulates. 4, Many MLS properties are listed under the incorrect categories (multi-family under the residential section, multi-family under commercial etc.). 

Total square footage could work out to about 30,000 when all is said and done.If I am able to negotiate a contract with the seller to carryback the 20-30%, what kind of financing options would we have.

My neighbor converted his garage into a bedroom with about the same square footage as mine, so I believe it will add tremendous value.

I have put together a "packet" for the appraisers before when they come on-site that shares details about the property (rents, square footage, etc..) and I also share a few "target properties" (aka comps) that I modeled after as a "suggestion" to them.

Making smaller apartments from single family isn't going to go over well either because people are used to getting more square footage for their money, unlike in NYC.Micron is putting a chip factory in Clay, which is northeast of Syracuse.
