Asset Protection Trusts are the next level up to consider, and then if you have a higher net worth, or protection is a very big deal for you and your profession and risk exposure then Offshore AP Trusts.

At the time I was busy with my main business working with tax foreclosed properties, and I didn’t really have the time to do NPNs on the side, but it seemed like something I could expand into in the future so when Scott approached me with a JV (Joint Venture) proposition to passively invest in some CFDs he was buying it seemed like a great way to get some exposure to how these played out.

The unfortunate thing here is that investment properties foreclose at a higher rate than primary homes so many banks just don't want the exposure to this.

if they are real lenders, they would be happy to have free exposure...

Sub2 brings some pretty BIG scarry risk potentials that I just don't understand taking that kind of risk exposure vs C4D. 

As an investor, you want to LIMIT emotional exposure to properties and only focus on the numbers.Once you have it under contract you rely on a GREAT inspection to determine if a price adjustment is needed or to cancel.

Just keep it trim with public exposure, do your diligence and guard your back, and try to be on the right side of these things.
