If you are new, eve with a RE agent, take a look at the availability, daily, in your market, learn the trends, learn what areas are hot, learn what will rent,sell, for what, size, upcoming areas/appreciation, what have they paid in the past in taxes is a good indication per sqft, condition, etc.

If it's Christmas eve at 2 AM and your cat swallowed poison and you google search to find the house-call vet that'll come see your cat right now in the Bay Area on Christmas eve, I did the mortgage of the guy you will find.What he says he makes if you ask him: $300k/yr.His taxable income, what the IRS thinks he makes: $75k/yr.What the mortgage industry thinks he makes $175k/yr.What he really makes: who knows, it's an irrelevant question anyways.

Eve W.As a general rule, I do not allow Tenants to have anything installed, nor to pay for upgrades to systems.If you think a security system and a smart thermostat would be beneficial to your ability to rent (or sell) the property over the longer term, the you should install them and increase the tenants rent.A word of caution on security systems ... if they are monitored, then there is a good chance the monitoring agency will not contract with your tenant - which means you will hold the contract anyway.
