My thoughts are:- pick towns that I know well- houses built before 1960 - last sale date more than 20 years agoI then take a look at the property photo to make sure it needs work, and then automatically discard properties transaction histories that indicate recent activity (such as moving into a trust).I'm going to send out about 250 handwritten letters.Any comments from anyone who has been successful with "free and clear"?

Another issue is to know when a rule is applicable; like the 1% rule is insane in California, so discard it and do the best you can.Finding income is seldomly difficult, but the totla expenses come by asking "are there any others I've left out" after showing BP those you have considered.

Namely: 1) Asbestos levels aren't above the "dangerous level" but will be there, if they continue to rise. 2) There used to be a dry cleaner on the property who may have not discarded of hazardous waste effectively.
