It just takes time to learn enough where you don't lose your shirt, IMO.Financing is a big hurrdle, complying with the wishes of the neighbors and community, some can't get past the city council or building regs folks as they are frankly, scared to have a new developer fail and leave a mess.

My council felt that my personal hobbies (boating, skiing, hunting, off-roading, etc...) were more likely to expose me (e.g someone gets hurt on my boat/dirtbike/ranch, etc...) than my rental investments, so it is important to protect your interests in an LLC from any personal judgments you could encounter also.

I don't know your local government structure, but here in California we have Board of Supervisors in Counties, and City Council in cities, with each region of the city/county having a representative.

I told him that I have consulted with realtors, landlords and the Austin Tenant Council and they all concluded he was in the wrong.I left telling him that I will talk to an attorney... 2 hours later he sends me a text telling me that he re-read everything and told me that he was going to send me the deposit and the pro-rated rent of December

You go to a Borough council meeting and they mention a corner property has an erosion issue that is washing out on to the street and everyone in the room is mad about it.
