Can anyone recommend a HELOC lender for a SFH investment property in Los Angeles, CA?

Again I am not an expert on CA ski area but I imagine hot tubs are popular amenities. 

They furnished our 8-bedroom home in California for around $65k all-in and we had a blast with the design process!

(For context, it's a 2700 sf 4 bd 3 bath house in an upscale Northern California suburb.)Kitchen A: Traditional, features a 48 in fridge, 36 in cooktop, window sink (no view), pantry.Kitchen B: Designer, features a 60 in fridge, 48 in range, large kitchen window (no view), sink facing living/dining room; unfortunately no pantryKitchen C: A Little Bit of Both, features a 48 in fridge, 48 in range, sink facing living/dining room, pantry, unfortunately there's no window.Total countertop space is roughly the same (22 ft)  in all three layouts.

I live in San Diego, CA and not familiar with Sherman, TX, so every piece of info would be highly appreciated.Thanks!

What we're getting here in CA is unpermitted, non warranties work.

In CA it can be 500k to 1 mil or more. 

Also keep in mind when I started funding investment rentals in 2002 for CA investors 100.00 a month cash flow was the goal and accepted.. and even break even or a little negative was fully acceptable in markets with historic appreciation..

For the LTR outside CA, forming an LLC in the state where the property is located can reduce administrative costs and avoid double franchise taxes in California.

Florida, California, Texas, and many other states are prone to such disasters.
