I am wondering if anyone knows how much the property taxes will go up on my single-family investment properties when Shelby County and Jefferson County realize the properties are not owner-occupied?

Rent and taxes are about $580 which is less than $60,000 home in Birmingham that is taxed at $850 a yearGood luck JP.

So if it were me, I would take about $120k of that and use it as down payments on multiple properties in a cheaper market (obviously I am biased toward Birmingham, but there are plenty of markets in the South and Midwest that work well).

I'm curious about the experience investors in the Birmingham, Al area have had with HOAs for condos and townhomes.

And while I would never encourage anyone to overlook Birmingham, I have heard good things about Atlanta lately.

Although the time saved might be worth the extra premium...So I've been to Birmingham a couple of times because I used to cover that area at my last job, and I thought that the city was really nice.
