I'm in the same boat for reference- I bought into the "buy now, refi later" idea and am sitting on a 7.375% on my latest property acquisition and a commercial line of credit I have is at prime + 1 (so 8.5%).

I had similar with duplex and ended up having to foot the bill but it was determined the break was on my property and resolved with yard excavation and a fat repair bill. 

Don’t have the time to do property management right now however as I have a full time W2 (accredited investor) and a family to raise. 

If you had a couple million in equities and a need to diversify your holdings by adding real estate, maybe.

I believe these systems only work if you have good employees, in which case a bonus is unnecessary.I provide strong compensation, some benefits like 401k, growth opportunities, and a strong work culture.

Knowing your current state comps is a great place to start and a real estate agent can help pull those figures quickly. 

As more people placed more properties in STR inventory, and as more municipalities taxed and regulated the industry, the profitability of the overall industry has reverted to a much more aligned (lower) risk adjusted return.  

That is a red flag to me but I find it hard to believe that a business with 4.8 stars on so many reviews and A+ BBB rating could be a scam.

We have never had an issue using those services.We make sure to do initial vetting of our candidates and a showing before we have them apply to not waste their money unless we want to move forward.
