Other than that, I would recommend reading some of the articles written by the BP community for more information on the nitty gritty of the process as well as crushing some podcasts.As for the little things that are super important to keep in mind going forward, I would make sure to look into these:- Legality of wholesaling (more specifically assignment) in your area- Make sure you know how to accurately value a property- It helps to speak with a lawyer to help you get a P&S agreement squared away (Although you may be able to find something online I just wasn't able to)- For finding a deal I would look into things like driving for dollars, cold calling, direct mail, AdWords, social media, bandit signs, etc.- Looking into the title process for your area would be a good step to understand how closing works- When you do get a deal, how you plan on marketing the title (local REIAs, BP Marketplace, Investor groups in your area, etc.)Good Luck!

Would like to have Ad Words builder experience and utilize some resources we have already aquired. 

Some ideas we are looking at include AdWords, boosting our website with more blogs, keywords, branding thru flyers, billboards, door knocking.

I decided to build a trustworthy branded business as we've always provided quality finished products, contributing to the neighborhoods we serve.We are now buying all of our houses off market and direct from sellers through various forms of (expensive) advertising (Google AdWords, radio spots) and are starting to get direct referrals from previous happy home sellers.Now that we are currently managing 7 rehabs we've faced a ton of challenges.

What Google adwords Keywords work best for identifying motivated sellers? 

I encountered a seller in a tough position via my adword campaign that links to my cell number.  

I will keep mailing this list, but I'm starting to work on my web presence with social media posts & blog posts to boost SEO, and about to start an adwords campaign as well.

We have been using PPC advertising (AdWords & Facebook) with little success.
