For people in the Brooklyn area, do you have any cement/concrete professional that you'd recommend? 

I am unsure as to the foundation of the cottage, but the modular portion appears to have been a poured slab (approx. 5" deep) with concrete block skirting. 

@Sri VoodiAs long as you do none of the work on the property and hire a contractor - that’s one caveat to make sure you are compliant

For example, if it's being rented out as two one-bedroom units but is only zoned as a single-family home, lenders might view it as non-compliant.

To be compliant you dont have to scrape walls or do extensive repairs in most cases.

You could sister it and/or dig & pour 24" deep concrete pads in the floor to support additional jackposts. 

Next year the crack was wider, so we tore up the concrete slab and cut the tree root underneath.

Regarding ADA... better make sure you know the rules.

I asked why they did that and they said it was for the ADA compliance.
