Hi all,We have a multifamily complex from the 1970s with a cast iron sewer line running under each building.One of the lines is corroded and we unfortunately just confirmed it is leaking.

Hire a surveyor and a real estate attorney (if necessary) to iron this out.

If you are saying they are too close to a hard money lender in terms of pricing I beleive what you are saying is they are the cheapest hard money debt you have been able to find :)  Ironically Spring Garden Lending came into existence when Univest acquired VG Bank many years ago.

That's a great summary of lessons learned @Adam Harrison.Every real success story I know of involved years of struggle and a bit of monotony until the details got ironed out (and honestly, I don't think anyone ever achieves perfection... even if that's what they'd like to project).

I was looking into this about a year ago and the rules weren’t ironed out and I couldn’t get much information.

And all without the parts and pieces to power down system when wires start to more resemble branding irons. 

I usually look carefully at the most expensive things:1) Foundation/Slab - small cracking and movement are no big deal, but a large crack, settling, displacement can cost a fortune to fix.2) Plumbing - esp cast iron sewer and galvanized ( or old copper) supply lines.3) Electrical - Knob/Tube, old original romex, no grounds, small main panel.4) Structure - Check the attic (and crawlspace if there is one).

Granite is porous, I’ve had granite tops burned by curling irons, red wine stains, broken chips in it.

Today my neighbor/tenant crashed into the wrought iron fence that fences off the property, warping the metal and causing a few problems.

Ironically, I only learned one fact due to my Lifestyles Unlimited membership that really helped me.
