Just find the most crime ridden,  undesirable area with frigid storms in the winter and mosquitos the size of small birds in the summer and invest there.

I also think there may be some value in creative solutions for undesirable lots / houses that are not maximimizing their zoning potential / building higher end properties / or getting a head start in an under appreciated neighborhood.

NO....while I prefer to live entirely debt-free, I can see where investing in education *might* be "good debt", and also where if someone went into debt due to major medical bills, that would also be undesirable, but better than being sick...or worse.

That may just be a Houston issue.It can get particularly ugly if you're buying in a MUD because that can add $1300 or so to your tax bill.

We measure for tile and other surfaces and buy precisely, so if we come up short it's a time to say 'hmmm'.I guess some argument could be made that a contractor might want to steal something smaller, like a bucket of mud or nails or something - but honestly, the guy who did it would have to be really daft to risk future work over a bucket of fasteners.And a lot of this boils down to knowing who you're working with.

You should not use carpet in a rental in the first place.Walls need to be mudded and painted when tenant moves.
