I personally prefer Office 365 for two primary reasons:Familiarity and advanced capabilities of programsBetter cloud + local integrationOnedrive, in my opinion, is far superior to GDrive.

What am I missing or are there superior opportunities?

I have no problems with the negotiation process as long as the buyer understand that the business has costs and we need to make money as well, so that we can continue to provide the superior services that we do. 

It allows you to buy up to 4 units with as little as 5% down, and is a far superior loan to the 3.5% FHA loan in my opinion!

In my market duplexes to quad are priced lower than similar SFR which is why their cash flow is superior. 

It is an underhanded and cynical approach to compete with a superior business model.  

HOA liens usually survive and are usually superior to any other liens.

If you estimate the decline correctly or over estimate it, you can be in superior shape coming out the other side. 

One of the biggest advantages of real estate is the leverage, if you aren't borrowing ANY money, you are losing out on one of the things that makes RE a superior investment over others.
