Not only does it have tons of forms, it promotes the proper LL mindset. 

I won't have an understanding of that until I've bought materials, paid contractors, labor, etc. 

Took some sweat equity and about 12K of material, but it sure is nice to be yielding those returns!

Use bigger pockets to promote it as well as sites like craigslist as well.1k isn't a ton but work it the best you can brother

@Terry LaoBoth labor and materials cost have been up for at least 30%.  6 months ago, I checked with a construction company about building an 8-unit apartment in Class A or Class B area. 

If you are choosing very nice finish material the price will go up considerably.
