(Though it's not the most heat reflective) I like Brown (from the mockup) architectural shingles.But throwing a few shingles of the chosen color up there before committing might be a good idea.In the mockup I put some trim around the windows and doors.Maybe toss some Pink Panther Insulation in the attic, add a roof vent or two, and make sure all of the windows and doors are sealed tight.And if you want Home Depot sells Rain Diverters, an L shaped aluminum strip to go on the roof above doors and AC Units.

Handles online dues, maintenance/architectural requests, owner messaging, unit violations, budgeting, surveys, document storage, check cashing, and real time bank sync for accounting.

Make sure that you have read all of the documents (CC&R's, Rules and Regulations, Design / Architectural Guidelines, etc.)

I work on civil only though, so wouldnt be able to answer any questions about architecturally about a building like that. 

Is the land entitled (all civil and architectural approvals in place)?  

Growing up I was always attracted to houses and real estate, and as an artistic person, I even applied to colleges for their architecture programs - and got into many of them.  

I don't much about the Ohio market outside of Shaker Heights which was often touted as the "next" big market by turn-key folks...and it is a pretty neat area with tight architectural controls.

You would just ask for a contingency period (aka option/feasibility/due diligence period) that is a timeframe that gives you enough time to find a buyer and hopefully there is enough time left over for the buyer to check what due diligence the seller has in regards to any construction docs (aka architecture), engineering, soils, etc. 

The ADU's have their own plans but you need architectural site and elevation drawings.
