The disadvantages of condos far out weighs any advantages in this situation.

Essentially, they're doing a little risk / reward analysis and conclude that the benefit of retaking the property earlier outweighs what they view as a small chance that a tenant who they are certain has already left would file suit against the landlord for doing so.

To set-up for payment processing on your own and pass PCI and/or ACH requirements can be expensive (development, audit and assurance) and, as @Jimmy Moncrief warned, the liability is almost certain to outweigh the benefit of brand control.For a small operation, I would recommend you find a storefront hosting provider or payment gateway and simply throw the session to it from your website.

The chance is slim in my mind anything would come of it and sometimes the risk outweighs the loss. 

In my eyes, this outweighs the slightly harder time one will have renting in the winter.

Since are doing about 2 flips a year, the time we aren't "strung out" with regard to capital I've found that NOT paying a note that month(s) outweighs the benefit of a fixed rate.
