It's great that you trust everyone, but get everything in writing up front so there are no "misunderstandings" in the future.  

That's due in my opinion to superior marketing, better lead follow up, better open house scheduling, more availability to show properties at all hours and better negotiation skills.If by #2 you're trying to say that Realtors won't list houses needing even extensive rehab, that's another gross misunderstanding of the real estate world.
