We told her she could pay as much as possible for now and the remainder can be split into monthly payments for the duration of the lease.

- How long of a duration of loan should I take?

Loan origination fees 15% points on the loan 3% 4-6 month duration and to cover rehab cost taking out lines of credit. 

A lot of terms thrown out there already that are probably more applicable (payback period, etc.) but another one thats used (primarily in debt instruments) is duration.

Also I have a pretty short attention span, and the shorter-duration projects sound more appealing then, say, buy-and-hold rentals.

Anticipate everything, treat your buyer like they know nothing and conduct the transaction as if you might be sued.To start with, you need to identify how title will be held for the duration of whatever contract period exists after close.
