“Drug-related illegal activity” means the illegal manufacture, sale, distribution, purchase, USE, or possession with intent to manufacture, sell distribute, or USE of a controlled substance (as defined in Section 102 or the Controlled Substance Act (21 U.S.C. 8002) or possession of drug paraphernalia.2.Resident, any member of the resident’s household or guest or other person under the resident’s control shall not engage in any act intended to facilitate illegal activity, including drug-related illegal activity, on or near the said premises.3.Resident or members of the household will not permit the dwelling to be used for, or to facilitate illegal activity, including drug-related illegal activity, regardless of whether the individual engaging in such activity is a member of the household.4.Resident or members of the household will not engage in the manufacture, sale or distribution of illegal drugs at any locations, whether on or near the dwelling unit premises, or otherwise.5.Resident, any members of the resident’s household, or a guest or other person under the resident’s control shall not engage in acts of violence, or threats of violence, including but not limited to the unlawful discharge of firearms, prostitution, criminal street gang activity, intimidation, or any other breach of the housing agreement that the other wise jeopardizes the health safety or welfare of the landlord, his agents, or tenants.6.VIOLATION OF THE ABOVE PROVISIONS SHALL BE A MATERIAL VIOLATION OF THE HOUSING AGREEMENT AND GOOD CAUSE FOR TEMINATION OF TENANCY.

This is the standard process for us in MN.Then you have a case backed with letters and legal servings to go after them for the eviction costs and late fee and you have the threat of a UD backing you.  

I think your wise to have a lawyer, as long as your eviction action is for unpaid rent, and unpaid utilities that is good cause for eviction.The text messages could just be threats, so you won't know until you either get notification, or he brings it up in court, Stick with your main facts.Study your state landlord tenant laws and if partial rent payment was permitted, and if your lease has that on it also. sometimes accepting partial payment after filing isn't permitted, and you have to file all over again. 

Just filing the paperwork may be enough if they view the 5 day notices as empty threats.  

If he does eventually find an end buyer he will come back to you talking tough and making threats about suing you.

That’s the real and perceived threat.

I think a threat of a lawsuit could entice the landlord to fulfill the contract and get a hotel of their own if needed.To @Mike McCarthy who wrote:"Most/all leases will probably be worded similarly.

Ha Ha , I 'm only telling you what the guy said on the radio show , take it with a grain of salt , he's a constant guest on the show  and lot of his advice on internet was pretty good especially how to avoid viruses and cyber attacks on the internet the correct way.

.- One of my tenants who lived in the house for no more than 4 HOURS had a made a terroristic threat over his gaming system and the police dept. shut down a 4 block radius around my boarding house!
