Coming from the FI motivation, I'm looking for a way to build enough semi-passive income over the next few years to cover my living expenses, and I'm currently hoping to accomplish this by assembling a buy-and-hold portfolio of single and small multifamily rentals.

Alot of guys start education, assemble their forms and paperwork, then start prospecting, and then do all the business paperwork when they are ready to go.

But for the moment, I'm just focused on learning the basics of researching markets, analyzing deals (including how to estimate rehab costs), how to assemble a good team, and financing options.

(Stretch Goal: assemble a solid team here in Knoxville by September 1, 2018, and achieve 50% of my cash flow target by September 1, 2019.

You’ll need to assemble a team of Real Estate Brokers (as many as possible), Property Management Company, Bankers and other lenders, Attorney, Appraiser, Inspector, Insurance Agent.

Not mobile home type pre-fab but where they panelize the house in a shop and then truck it to site either in panelized walls or even in pre-assembled rooms/floors.

The statewide 15% STR tax proposal was pulled by its author and will not get assembly vote this year (and would have lost if it had). 

The problem is they won't give me a straight answer on when I can apply again and get a new appraisal, they are basically an assembly line of HELOCs at this point and any deviation they have no answers. 

Im thinking a better way instead of estimating rehab costs is to assemble a list of what needs to be fixed in the house so the buyer can see my reasoning instead of just "it will be x amount for rehab."
