Get on some wholesaler lists, browse listed properties. 

Before starting to browse this community, I assumed it’d be a ratio of my portion of the purchase price ie. 20k/150k= 13% Since that would be proportional to my share of the cash liability on the flip investment.

Just spend more time in Real Estate education by browsing, reading, listening and building your network.

I'm part of this mastermind group with Jason so just wanted to give my 2 cents.There is no doubt that a lot can be gained just browsing the BP forums and listening to podcasts... but it is also really productive and fun to meet "face to face" once per week over Zoom with fellow investors and share pain points, successes, best practices, etc.

After browsing some old BiggerPockets forums it seems that there is some relative difficulty finding properties that cash flow along with House Hacking in NJ.

I've browsed the forums, but have not come across some of the laid out transactions that I was hoping to find.  

Spend free time browsing through the forum boards and watching videos.
