Should you bet on it?

Previous Atlanta forum comments allude to the glut of rentals available in B, C or D locales.  

As of lately I feel more and more people are trying to give property and neighborhoods a grade just like you were grading a high school paper and you received a C+ or B-, heck even an A!!!!   

But I won't bet on my often-wrong opinion on it.So -- how many of you are actually putting your wallets on the line and shorting the market?

But don't bet on them losing value anytime soon.  

We agreed on an equity split because this was my first deal, I was happy to offer more of the profit for their willingness to bet on me.

Seems like a larger rehab and if it is your first time, a lot of things can go wrong.Property Tax seems lowis it a C or D class property?

@Sam NgYou should talk with a CPA/Accountant but there are certain assets that you don't want to hold within a Corporate entity(C or S). 

6) Is this asset a "C Class" staying "C" or are you taking a "C Class to B-Class?
