@Chad Young I’d love to be added to that list as well, in the Spokane area. 

I enjoy connecting with people with a purpose and thought and hopefully a conversation or we want to be added to each others deal list, etc.  

You will not be able to write off any work done to the  house you are living in now but it would also be added to your basis if you decide to make it a rental at a later date. 

I would just make sure your lease specifies who can be in the house, my lease says something like anyone staying more than 7 consecutive days required a full background check and to be added to the lease with potentially additional costs monthly.  

HVAC and half-bath can be added to sunroom, which would increase sq. ft.

It is likely priced as a five unit and you would be adding a sizeable chunk to your rehab budget to do the conversion.

I own a few rentals with my brother and we have them titled as Joint Tenants with right of survivorship but want to change them to TIC'sNo other name to be added or removed.Can it be done with a Quitclaim Deed and if so anything else required?

One agent stated this would have to be added, but I cannot find anywhere that states this as a requirement for FHA lending or FHA homes.  

Some will comment that the equity paydown should be added back and that is possibly true, but only if your expenses forecasted are EXACTLY right. 

The property manager should definitely be added.
