Most people are not as upset if you are transparent with all of them from the beginning. if you have run all their background etc... you must give the ones you turn down the adverse action letter.

If an investor was risk adverse then they may not be comfortable buying a building that has earthquake damage, and impending lawsuits between landlord and tenant.

If you are honest, then those who are allergic or adverse to dogs can avoid it.

Adverse possession happens only when you conspicuously act like you own the place (paying taxes, etc).  

Being ambitious or motivated tends to be emotionally driven behaviors and thus are bound to fade and falter once faced with any adversity or unpleasantness.

There are ways to gain it through adverse possession but it will take a LONG time and the owner can come in and take it back at any point. 

Since it will be my home, I don't want to be caught off guard during a negative economic event/adverse personal circumstance.
