I don't know if Zillow is the one that does this but some of those sites have"pay to play" slots where it's not actually the listing agent but another agent thrown in the contact section.

Can i put "193k or payoff, whichever is lesser" in the purchase price slot because i dont believe him on the payoff amount? 

Thanks for the advice John.The local market rents are pretty strong, there is an Air Force base close by that gives slot of off base renters.It would rent for 1250 to 1300.I have about $10,000 I could use for earnest money, I just hate to use cash if I can do it another way.But I realize you have to spend money sometimes to make it.

They can screw the pooch all the time as long as they keep filling up the conference slots.  

It will help warm the place up, add some life and not point out anyting unusual for those Buyers who notice the little details like me 😁The entryway looks like your typical 70s brick that's just been painted and needs something like partial cedar, wood type material boost that would match some of the other colors inside the house.the front door with the mailbox slot doesn't work for me at all.

I recommend putting together a package that can be shared w/ potential private lenders then start attending some local REI meetings such as  @Brie Schmidt monthly Shark Tank meeting.  

The last franchise I worked for required 8 four hour time slots per month in order to get leads from the company.  

My team and I decided to do it as a one-two because his financing was all jacked up beyond belief because many investor types love their loan shark hard money guys and think we soft money types are all idiots because anyone that works for any bank is (apparently, according to them) an idiot:Phase 1: Refinance the first 4 using Fannie (better interest rate pricing), requiring him to temporarily come in with enough money to (with significant help from the cash out proceeds from #1-#4) pay off the mortgages on #5 and #6.
