And buy and hold real estate investing unlike the stock market is very much an "action sport" in my opinion.

You already have some experience and with additional effort, will quickly climb the REI ladder to its pinnacle.

Here in my local market that capital in the pinnacle of "safe" property investments gaining an A+ property with A+ tenant in A+ market, would net at minimum $7k monthly, minimum, NET. 

Oh, and sports teams/clubs and extra curriculars will do more for your potential professional network than classes. 

Rural Colorado does not sport large rent returns.
