And claim the LLC is just an alter ego.. blah blah balh and you will spend thousands on motions try to isolate the LLC... asset protection at the level most folks have SFR's is VASTLY over blown... unless you have substantial assets to protect.

Fix the damage, put it back to original, and bill it back to them, which will be the primary deterrent going forward (along with a conversation about no future property alterations).

I prefer to have no cats or dogs, but when I do allow them ...I charge a $250 non-refundable fee.I charge an additional $25/month for pet rent.I have been considering altering my leases to include another $250 as a refundable pet deposit, but I don't think it necessary for me at this point.

And you won't be finding these on the MLS with any frequency.That being said, I still like the fundamentals in Utah and recommend altering your strategy before looking to other markets.
