Alternative Ways for Comps for BRRRR

Looking to BRRRR, but sometimes the comps I find are either inaccurate or missing information that may alter my analysis. Are there any other techniques that real estate professionals can use?

When calculating ARV with solids required adjustments either up or down. If you have a 3 bedroom house with an unfinished basement and yours is The same but on a crawl I subtract 10K. 2 bath verse I bath subtract 5000. You can analyze by square footage. If the average home is sold at $100 a square foot adjust accordingly. Appraisals are subjective. Be conservative if you can't find matches in the same neighborhood.
