The best way is to contact the owner directly and determine if it makes sense to buy Most are underwater and will eventually become short sales or the owner will do a loan mod.... good luck @John Hamilton

After that, I know that the seller offered trial loan mods and the borrower failed.

Been listening to BP pod cast for a few weeks now and the biggest thing I’ve gotten from it is that you just need to get started.

Also BP pod cast is a great tool also. 

I work with a team on HML on the west coast that love my program.. but we come in as equity not a lender.. so if your looking to take a deal that you would other wise miss and happy to have an equity partner we can talk about that.. but I think that's as far as I can go on the open forum without getting my knuckles hit with a ruler from the mods.. and if its not me you can I think easily find someone else to do this as opposed to going through the DHM process.

I would say listen to the pod casts on bigger pockets as they are packed full of amazing insights.
