We bought a 3rd one in all cash deal in September 2019 before Covid and definitely expecting to cash flow less in 2020 than originally modeled.On a larger scale, a friend in manhattan real estate met with a few bankers and tern sheets for hotels are being pulled, no financing.

Another major factor that helps keep expenses low is I avoided student loans by getting a full ride from merit based scholarships by being a nerd in high school.A lot of my friends (with what I assume are similar paying jobs) are renting nice apartments in trendy areas, buying large houses in the suburbs, getting nice cars and shiny objects, going on what I consider to be lavish vacations, or the biggest financial killer of them all - moving into Manhattan

Your realtor is looking for a sale and nothing more.Markets like LA and Manhattan are appreciation markets where investors don't make cash flow a top priority and even they net 5-8% COC year one.

Or creating some kind of large fund and then selling that fund .There has always been the same amount of land in Manhattan since people starting building and living there but there is still new building going on.Fortunes have been made in healthcare , agriculture , oil and energy but the barrier to entry and specialized knowledge seems a lot higher than real estate .
