With the heat pumps installed, each entrance should be 100amp and the one with electric resistance baseboards already must be 100amp.The issue with the spalling brick in the basement is new to me ... have you had it examined by a foundation specialist?

Considering the lack of "investment grade" homes in DC, due to rising prices in neighborhoods such a Columbia Heights, Petworth and Capital Hill; and the saturation of money chasing very few deals, many DC investors are beginning to examine the Baltimore market.

It will take some time to learn the difference between nerves and genuine concern for this working or not, but backing out and moving on will mean that you have a client that doesn't feel like they were being pressured into making a deal that they truly didn't want.

Things are not exorbitant when I look at the bills, but there is no third-party involved.con: bids, there are no bids, just a quote from the PMcon: examination, the Property Manager wants me talking to him, so I don't speak with the repairmen to validate information

@Danni Catambay the more you save for the down payment the less close you will cut your budget it may pay to be patient if your risk tolerance doesn't give you nerves of steel and that's okay, also consider taking on a roommate where you are now and see if renting by the room in an SFR is something you'd even enjoy before you fully commit, it will also help you save more aggressively.
