I'd give the estate a chance to declare their intentions in regards to tenancy.

As additional insured, you will receive a copy of their declaration page proving they have insurance.

They also need to  share documents they have for on the HOA's budget, financial situation, declarations, insurance info, etc.

I thought that they were not allowed under Gov’s emergency declaration.

Nether of those will help since the debt is still in your name, and even with the title change you still have to declare the debt.

Worst case you declare bankruptcy and walk away with a clean slate  Get detailed contract with what happens when one of you dies (at least possible if not ikely for 2 people over 30 years), what the penalties are for late payments, if/how the loan can be called due.

presumed death generally requires a 7 year absence, and a court declaration.

It's safe to declare anything left behind as abandoned.

Also check the Declaration, by-laws, rules & regs and see if there is any restrictions on rentals.
