How would someone who has never had any property management experience, but is pretty well learned of the industry get their foot in the door with an entry level job?

To me, this was way too overwhelming, so I continued to just educate myself without taking any actions.Then, I realized I seriously need to just get my foot in the game and learn from the real experience of purchasing the property… but then again… at the same time, I was still overwhelmed and afraid of doing all of the work myself for the first time.

After research it looks like we can get what we want for about $250 a square foot.

Run, we just did a full gut, 100% replacement of all drywall with tape/float and texture for $7,700 with material included on a 3 bedroom two bath 1,400 square foot house just a few miles away in Seguin.

@Timothy Lewman Mashvisor gives beginner real estate investors the opportunity to compete with experienced investors on an equal footing, but having said that you can't beat the onsite experience.

Frigidaire's basic 18-cubic foot model w/ top freezer beats out everything else.
