Does anyone have recommendations on electronic lockboxes for self-showings? 

In our area, the last couple openings we've had saw 150ish electronic interest/info requests in the first 2 days.

Not a lot of steady income at the moment, but I'd like something that won't turn my clients away from paying online and using their credit cards.I've noticed many programs charge interchange fee + % + additional $0.30+ per transaction.Ive noticed a few programs charge 2.9%+ of the overall cost.Many clients will be spending a decent amount on the construction projects and these additional fees may price me out the door.Trying to stream line the process by emailing a proposal, client electronically sign it and insert their deposit in order for me to schedule the job.

I think there's a $10 fee from the state every time you re-sign, and it can mess up your board dues, electronic keys, etc if you do it very often.

I spent 4 hours online last night- on osbar.org and all the Oregon court sites, etc. just trying to find the proper small claims forms, low-income fee waivers- and if I can file electronically or not.

If the software is not simplifying your life or making you more accurate, you shouldn't use it.Software does have extremely helpful features like online payments, marketing syndication (click a button and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

You can self manage it without checking in guests or cleaning it yourself.You have a electronic door lock with a code and you hire cleaners to take care of cleaning the house and guest turnovers.

As well, any repairs and such come from this fund.For collecting rent, I would make it super easy to pay by electronic transfer. 

Only repair has been to the electronic igniter which was cheap and easy top replace.
