I will note that I am not 100% sure if my tenant's payment occurred before or after the cutoff time ERP is reporting (7:01pm pacific time) because it occurred at 9:00pm eastern standard time.

I think there is $ in a viable solution, and with AG land still depressed in much of eastern NC there is opportunity. 

This past year I helped a family member select a bank-owned foreclosure in Eastern PA and helped coordinate the rehab of that property.

I'd look into Yakima, Ephrata,  Moses Lake or Spokane if you want central/eastern WA cashflow. 

So we have much less searching to do than Eastern States.Usually it is only necessary to search Title back to the previous issue of Title Insurance.
