The building is for sale and it’s a very long story.To make it extremely short...We have cooperated 1000% and have even bent over backwards with this tenant’s showings “rules.”She would only allow week day showings, 2 hour window, shoes off, and on and on.We complied because we did not want to start a war.So all of a sudden the other day we notified her of a showing 24 hours in advance and she said we cannot show her floor until she moves out.She still has a year left on her lease because the genius previous owner was signing 2 year leases with her.Now our only option is eviction.Has anybody evicted a tenant for breach of lease agreement due to denying showing requests?

other than the state of Oregon were you do need a developers license I have one.. to get one you need insurance and a bond .. so that does take decent credit to get.but other than that.. like you said its wide open.. and usually it somewhat self regulates as lenders these days vette the operators or should be.. but people do slip by I know its happened to me.. and pretty much every HML will have defaults and foreclosures. you just don't want to be on the butt end of it.Also I am a NMLS registered mortgage banker.. now to get a state RMLO which you need to register on NMLS you do need an FBI background and finger prints.. does not mean you will get denied but you can.On the real estate broker side you usually just have to fill out a form and you know how many fib on forms..

If your refi doesn't come through then your lender can deny you the loan which would get you out of the purchase agreement due to financing contingency stipulated by your lender.

If they don’t then it’s simple If you do not accept them I would caution you to make sure there is a reason listed in your policy manual stating why you denied them... other then they had a lot of money
