If I were in your shoes I would be more than happy to pay for a $400 dinner to pick his brain for a few hours.

However, can you just offer the tenants to pay for their lunch and dinner for Monday and Tuesday, so that you give yourself some extra time?

They'll eat out quite a bit with their barnmates for dinner, but will likely do breakfast at home and pack coolers to keep at the showgrounds for lunch.

You will share your story at the workplace water cooler, dinner parties, the local coffee shop.  

AND, find a mentor or investor on this forum (or a friend who invests if you know any) and buy them a steak dinner if they will walk the property with you and give you advice on what parts of the inspection report are must-do items in the short-run and which you can leave for later (or indefinitely).

plus by being a loyal hotel client I get points enough each year to take two  two week vacations somewhere in the world that don't cost me a dime.. and the one I took to Thailand last feb included breakfast and dinner..

It's more important to 200 residents to know they can grab dinner at the nearby restaurant once in a while than it is to the restaurant to know that 200 nearby residents will grab dinner once in a while.
