Factor in about 10% of the sale price to go towards closing costs (transfer taxes, commissions, attorney fee, etc) and miscellaneous expenses and you're at $625K so far - this is NOT including demolition costs, holding costs (taxes, utilities, insurance, management, etc), architectural drawings, surveys, building department filing fees, etc.That said, you may also want to consider the costs and potential benefits of adding sq ft. to the existing home and/or updating the home to potentially boost your sale price.All the best!

Our civil/architectural firm did a preliminary assessment of the project and it looks like we can get lots of the following sizes built out:Based on 130’ lot, the following lot frontages could yield:80’ lots – (2.5 u/a) = 51 lots70’ lots – (3.0 u/a) = 61 lots60’ lots – (3.4 u/a) = 70 lotsMy next step is to figure out what lot size makes the most sense for our intended exit pricing and product type and to match them to comps in recent years, which are hard to find in this area of town.

I am looking to buy new construction of townhouse and surprised to see that seller passes following fees to buyer in closing costs:Impact Fee - Water: $1129Impact Fee - Waste Water: $2554City Development Review: $8128Environment Review: $275Water Connection: $775Electricity Connection: $112950% Credit for City Development Review: ($4064) Total: $15,426 - $4,064 = $11,362Plus they already want to charge buyer builder fee that is 1.75% of purchase price.I know everything is negotiable but I have never seen that buyer paying any of these impact fees, review fees and utility connection fees (If so, why don't sellers charge buyers soil test, elevation survey, architectural drawing, pluming permit etc.?
