ADU Garage Conversion in Riverside, CA

Hi All, 

I want to convert my detached garage on my property to an ADU. Ive contacted the City of Riverside and they have given me the green light to do it. Next step is drafting plans, the City said I could just get a designer to create the plans. I have no idea where to start, does anyone have any recommendations for designers or someone who could draft plans for my 400 sq ft garage conversion? Thanks in advance!

I would also love to hear from any one who has done this in this area, any tips?

Hi, 

Yes, close to being done, all electrical, plumbing and framing is done. It’s been a slow process. My recommendation would be to find out where your sewer main is and design where your kitchen and bathroom will go based on that. I heard that you could even draw the plans yourself, and the city will add in the title 24 requirements for you. I paid $4500 for a designer to draw me plans and submit to the city. Although it was easier for me that way, I wouldn’t do that again. Once I got my contractor out, we’ve had to make so many changes, for practicality and cost. The inspectors are pretty helpful and will provide lots of information. Let me know if you have any other questions! Good luck!
