Economists have historically called it an "island market" due to its historic muted response when compared to primary and secondary market reactions to economic conditions.

So far I've been met with reactions varying from blank stares to honest ignorance to offended arrogance.This seems to be a much more esoteric area of tax law than I first thought!

Have you tired the 5 or 3 day (whatever your state does) pay or quit letter to see if that triggers a positive reaction.  

there is a time and a place for devils advocate but this is not one.and there is no question depending on what part of the country you live in some folks first reaction is to get a lawyer.. because in their areas thats who conducts real estate closings.. 

I also look for renters that already live close to my unit so they aren't surprised by the area and have a reaction like @Nick K.

My first reaction was to tell him where he can go, but I wanted this deal and I had no other options.

I used to rent to dog owners, but not cat owners, I'm allergic to cat hair so it was an absolute with me.

But he seemed down on his luck, so that was my first reaction, what can I say.

Hope you never have to use the agreement, but I do believe it’s wise to have one in place and carefully observe your loved ones reaction to the conversation.
