I'm in southeast Michigan (suburbs north of Detroit) and I'm seeing very solid rent rates compared to acquisition cost compared to other markets I've looked at.

I know, because I live in one.I'm a KW realtor 40 minutes outside of the city, southeast portion of the state, and come across investment deals outside of the city, often.  

There is in-fill building happening all around American village.The Lakewood area southeast of campus has gotten expensive but 2 blocks east are some bargains.Woodcroft is always a safe bet but many of the houses are a dark/rustic style that are hard to update.There are also some cool houses going up in the neighborhood just west of the ball-park on the other side of highway 147 around roxboro/mangum, I see that as an up and coming area due to proximity to downtown.Let me know if I can help further!

I'd much rather be in RE for the coming storm with assets that I owe fixed amounts of interest on.Compare Dent's opinion to john bogles recent interviewhttps://personal.vanguard.com/us/insights/article/...obviously cap rates are going to change once interest rates no longer hover near zero but with proper marketing - even in a heated area , deals will exist that easily beat these projections for "safe , armchair investments" 4-5% , we're staring down, not stagflation or anything like that but a definite slowdown globally, with africa and south america and parts of southeast asia being the last catchups for actual industrialization (I suppose a good portion of india as well but they haven't exactly been growing slowly these last few decades)Millenials prefer to rent IMO because so many are burdened with debt and so many baby boomers have yet to retire because of the double whammy to retirement funds that was 2001 / 2008 , millenials aren't stupid - just poor. 

I have met with many players in the industry throughout the Southeast and can tell you that they are reputable and extremely knowledgeable.  

Believe it's near Southeast university. may be a good deal for student housing. 

One may come as a surprise: Southeast Austin, where value hunters apparently are striking gold.About 30 percent of the homes sold are closing for more than the list price, though the median price is just $197,000.

The South East older homes most are paid in full.

Hi Jeff,  I have 90 units of apartments in South East Michigan and seem to live pretty close to you. 

Here's what I know (first time dealing with this type of issue)A structural report conducted by a local engineering group recommended:- Piering to stabilize, attempt to return to original levels the south east corner of 5311, approximately 23’ of the east(rear) wall and 12’ of the east end of the south foundation wall.- Approximately 4-6 piers are recommended, final number of piers to be guaranteed by contractor performing the work.- Epoxy patch all cracks in the foundation walls per the attached specifications I would recommend the owner maintain the following items in the future:             - Maintain grading around the foundation of the house per the attached specifications             - Epoxy patch all cracks in the foundation walls per the attached specifications as they appear             - Keep soil near the foundation walls moist during dry weatherThe seller has offered to complete the piering (estimated at 5k) with an offer that matches the asking price and my agent said all the cracks appear to be epoxy sealed already.
