Xplicit Home Loans emailed me a few days ago with a generic email from Rodger Gregory and I replied out of curiosity saying that I was cautious it was some sort of scam.

If you were my agent then I would sit down with you personally and walk through it... generic advise on the internet is not something you will want to take.. every state is different every contract is different.. and CA for sure has a large number of disclosures etc that must be filled out and signed in each transaction..

True you _can_ do it all yourself but no one tells you that:- A generic operating agreement may be completely insufficient to protect you or do what you want your LLC to be for you.

I didn't use the leaf guard brand but I bought something generic from HD. http://www.homedepot.com/p/Amerimax-Home-Products-...While I don't have to clean out the gutters twice a year, I do have to make sure that I periodically clean the openings.
