then in that case private lender dot com or any other on line so called aggregator is a total waste of time and money.. private lenders don't make loans to folks they meet on the internet unless of course they don't have any risk tolerance.. not saying your risky but private means belly to belly known to you .. 

@Evan Bell, I want to see listings for all multifamily properties between $140k and $400k in the greater Phoenix area as it aids my market research.

She then emailed me some documents to fill out, to further explain what we discussed on the phone, but I fear I'll it wont be enough, and once again I'll be denied.My goal here in my beginner stages is to invest in small multifamily dwelling rentals and eventually ramp up to larger condominium investments (20-50 units).I'd really prefer to get some type of traditional bank financing for my first deal, I have the steady pay, credit score and and DTI to receive it but that work history issue seems to be a killer for me.Now that I've been denied, Its really put a fire in my belly.  

It was under market, ran all the numbers and even made expenses fat.

Since I'm a big guy I figure I can just walk around looking vaguely confused about where I am and just occasionally belly flop on the ground and then rive around like a fish out of water for a minute

As you grow you can manage your reserves a little differently but to begin with at least you need some cash reserves in case something goes belly up.

But to be honest, I should have been smarter.I have a cleanout story that include, er, soiled marital aids and VHS collections of fat-fetish titles, such as Life in the Fat Lane 2: The Heavy Load.

We would just go in circles and at the end of the day, its just a big fat waste of time to talk to them.If I were to do it before the year is up, it would probably just be best to do it, then if i do get the call or nasty letter from them, explain myself at that point in time.You do bring up a good point though with the change of address thing, the fact you got that letter at least lets me know me they are keeping thier eye on that.Which is why im still planning on changing my address now while i still live here to a po box.

Happily I got a pretty good property on which they did a good renovation job, and just before they went belly up I kind of smelled a rat and got the house out of their management, so their collapse didn’t affect me.
