Rainbow is completing a 3 story facility at the end of my street ready for opening early 2018. its $275/week/kid, and they do not allow State Vouchers(meaning no families getting childcare assistance).

Here is an idea Amy....Unless it is really a Section 8 limited market (like most rentals in the area are voucher recipients and all the responses to ads would be Section 8), you might tell  the housing agency  and the tenant that you will not be participating in the program with this property (unless that was the strategy and plan) and give one month notice if month to month or prepare to wind up when the lease  ends or asap if possible.

For HUD-VASH (the VA run program to help vets with Section 8 vouchers), the paperwork and standard of unit is virtually identical, but with the added support of your tenant having an assigned social worker who regularly visits them at their home, and occasionally will bring in other service providers if needed. 2+ Bedroom units tend to be in much lower demand for HUDVASH though, so bear that in mind if you're purchasing an SFR.

With Class C, some of the tenants you get have section 8 vouchers which is good because you get guaranteed rent (but managing section 8 tenants is a whole separate topic altogether)4.
