So that will more than likely fall on you to have to pay.If I were you I would get quotes for all the items on the inspection report from a few different companies and get a new updated appraisal to show the judge what the true value is.

If the lender you talked to only has this option, you should shop around for lenders that have other loan products-80% cash-out refinance is going to be challenging in any circumstances, but especially with a short seasoning period. 

Melbourne is a very lovely area, which you will find to be true if/once you start spending time there (the zoo is amazing!).
